20th March - we have been informed that there will cuts to the water supply today on the resort…this is due to routine maintenance

19th March 13.10hrs… The water has been cut to the whole resort for repairs to the mains…this should be resolved within 2 hours

You may have read about or even experienced firsthand the very wet weather in February and March – culminating yesterday is a hailstorm with the heaviest rain anyone can remember. Although only for 5 minutes or so, the ice blocked drains in terraces and the volume of water in the main drain system which runs under the road, lifted manhole covers across the resort and caused local flooding.

 

The camara was amazingly quick to react to the problems in communal drains and my team deal with the extremely dangerous manhole cover situation.

 

More heavy rain is forecast over the coming week, so it is wise to check with your property manager that drain covers on terraces are removed to reduce the risk of blockages, especially on terraces without an emergency scupper drain hole through the parapet wall – these are particularly vulnerable to flooding.

 

The pine bark mulch has also been lifted in many areas and we will endeavour to tidy this back to the flower beds as soon as possible.

26th Feb 25 - There will be temporary cuts to the water supply in coming week as Câmara replaces all old analogue water meters with smart meters

17th Feb 25 - advance notice from Câmara Vila do Bispo: there will be no water tomorrow Tuesday 18th Feb, between 9am and 8pm…this is for essential maintenance.

14 Feb 25 - 7.30am there is a general cut in electricity across the resort… the power company has been informed. Reconnected at 9am

31st Jan 25 - 12.10pm water is back on… The pipes are full of air initially and maybe brown but this is normal and runs off…only turn on cold water until water is clear

31st Jan 25 - 10.00am Water currently switched off while repairs are made near house #109… Normally these repairs are completed within 2 hours but can be longer, unfortunately we have no control over this process. When the water is switched back on, run the taps in the house until the water is clean again because often in these situations the supply is initially brown in colour.

8th Jan ‘25 - the water supplier to QEV has announced that existing anologue meters in the area including QEV will be changed to digital meters in the coming weeks (and months) - it will result in short outages for individual houses while the meters are swapped. It will mean that the consumption can be read remotely in the future and avoid estimated bills.

25th Nov - the communal pool 154 (triangle shaped) located near houses 92 to 97 and 128 to 138 has experienced a catastrophic leak over the weekend from the sand filter, leaving the pool empty of water this morning. As the pool was due to be emptied for maintenance in January, we are trying to bring forward those repairs so we do not waste more water re-filling and emptying again in such a short time scale. For the time being, the pool area is closed for safety reasons - all owners and guests are advised to use the other pool 153 (round shaped) located near houses 61 - 64 in the meantime.

12th Oct - various power outages today which have left the Internet unstable…we are urgently looking to resolve

18th Sept…water off on parts of the resort while a repair to the mains water pipe is made…off at around 14hrs…hopefully back on within few hours

17th Sept - 8.30am.general outage of internet…reported to engineers and working again at 9am

6th Sept 2024 - this afternoon, the wild fire which started at the rear of the old Taberna (part of the old reception block) was quickly contained and extinguished by the volunteer fire fighters from Vila do Bispo but with the added protection of a helicopter overhead looking for any spread. The cause of the fire at the moment is unknown - we will let everyone know if we receive more information. There was thankfully no damage to people or property, just some scrubland and trees - we have a sent a formal thank you letter to the fire fighters.

26th july 21.15hrs… If the water is brown this us normal after a major pipe repair…simply run the water until clear…it could take more than 10 mins

26th July 20.30hrs…water supply is restored. There is likely to be air in the pipes and the taps will be noisy until cleared. Run the water until normal flow is resumed

26th July 19.13hrs…the town hall is saying water will not be restored before 21 hrs

26th july - water off for approx 1 hour due to a Burst pipe in nearby village. Should be back on later this afternoon

Update on irrigation

The OA received up to date advice from our Lawyer last week after she had personal discussions with the Engineer responsible at the Camara in Vila do Bispo.

The regulations that were brought in earlier this year, remain in force, and so watering of public and private gardens for the time being remains prohibited.

We have been informed there will be a review shortly, which hopefully, may relax the regulations.

We hope to provide owners with some positive news very soon on this subject.

3rd June 17.30hrs water back but muddy colour… please run water until clear again

3rd June 15.15hrs - another pipe has burst when the water was turned back on so the mains water is off again - I will update this page when switched back on

The townhall are repairing a water leak on the resort today and will turn off water supply to some or maybe all houses for a period of time. When the water is reconnected it may be brown - just run the tap until clear again

27th June 16hrs

Internet is fixed.the equipment was overheating but now cleaned and operating properly.

The Internet problem has been traced to the local area network and the engineers responable for maintaining this service are investigating

26th June 2023 - the problem with the Internet service over the last 24 hours has been reported to the provider and hopefully resolved shortly. This page will be updated with any further news

25th June 2023 - the Internet service to the resort is experiencing a number of outages today…we hope this will be resolved shortly

13th Mar 2023 - street lights on the entrance road and behind houses 1 to 9 are off tonight, this follows (I am guessing) repairs to individual lights earlier today - the problem has been reported to EDP

10th Dec 2022 - we are experiencing brown water across the resort…it has been reported by me to the Camara. I will update this space when i hear more

3rd Dec 2022 - we are experiencing multiple outages on electricity today…. If you are here you will know that we have wet conditions and this is almost always the reason of cuts to electricity supply. Unfortunately this is outside of our control.

13.10hrs 17th Nov 2022 - reports received of persons going door to door today regarding pest control. These people are not contracted by OA and if you have any pest control issues, please contact the estate manager in the first instance EstateManager@qevoa.co.uk

23rd Sept 2021 - 9am - there is a cut in the water supply to the whole resort - at the moment we assume it will only be a temporary cut of a matter of hours

3rd June 2021 - filming for “A Place in the Sun” today in and around the resort including the round pool but the crew will only be filming the show’s buyers - there could be a small amount of disruption although filming will probably be before the pool officially opens at 10am

25th May 2021 - water supply back on at 18hrs

25th May 2021 - 13.00hrs - water is off currently across much of the local area - it is assumed this is due to the planned maintenance announced on 23rd May (see below)

23rd May 2021 - we are advised by the Municipality that water supplies in the area could be disrupted between 24th and 28th May and 1st and 2nd June for maintenance works on the infrastructure

20th May 2021 - 10hrs - water supply to the resort has been resumed

20th May 2021 - 9hrs - water has been cut to the whole resort for repairs to a meter - I do not yet know the timescales for reconnection but normally is within 2 hours

4th May 2021 - 14hrs - the water is now reconnected

4th May 2021 - 10hrs - water has been cut to the whole resort this morning to repair a leak within the condominium - no time frame has been given to resumption of supply but on past experience this type of is resolved within a few hours

26th March 2021 - there is a general cut to the water supply to Budens this morning. The town hall / camara are aware but are unable to give a time yet for reconnection. Rest assured that these situations are normally resolved quickly. If I hear more I will update this page. Ian Hodges

26th March 2021 - the service was resumed this afternoon - I recommend that everyone runs the tap for a minute to remove any brown coloured water that often follows a major outage
